How Big Does Your Apartment in Sapporo Need to Be?
The Japanese system refers to apartments (and houses) as “DK” (dining room, kitchen), “LDK” (living room, dining room, kitchen), plus the number of bedrooms. So “2LDK” is an apartment with a living room, a dining room, a kitchen, and two bedrooms. “3LDK” is three bedrooms, etc. A “one room” apartment (what we might call a “studio apartment” in the West) is called a “one room mansion” or “1R.” Depending on the size you need, your price range will vary.
Based on the average prices from our research above, a “one room” apartment in Sapporo could be as low as ¥31,222 ($214) per month, while a large apartment like a 3LDK in Sapporo might be closer to ¥80,000 ($547). You could easily pay more, depending on the level of luxury and convenience you prefer. Your choice of neighborhood will also change pricing, but that will give you some idea of the apartment rental costs for Sapporo.
Which of Sapporo’s Wards Are You Interested In?
Sapporo is a big city, the fifth largest in Japan. Sapporo is divided into areas called “wards” (区 – pronounced “ku”). Like every city, each of Sapporo’s wards has different features. And there is a price difference between Sapporo’s wards.
The most expensive neighborhoods in Sapporo are generally found in Chuo-ku, which includes apartments in the downtown area and the Maruyama area. Average rent in Sapporo’s Chuo-ku ward is ¥57,451($393), with rent for larger apartments in the range of ¥91,830($628). If you want a view, or to be very close to a major train station, or if you want a very new building, you might allow for a bigger budget.
Mansion vs Apartment
As you research apartments in Sapporo you will come across the terms “mansion” (“manshon” or “マンション”) and “aparto” (“apaato” or “アパート”). While in the West a mansion is a very large, often luxurious house, in Japan a mansion is another word for an apartment or condominium.
When a real estate agent shows you a “mansion” in Sapporo, it will be a multiple-unit building, 3 stories or higher, built from concrete and steel. An “aparto” is also a multi-family building, but is typically 2 stories, and construction includes wood. A mansion style building will have multiple owners while an apartment building is usually owned by one owner, who rents the individual units to various renters.
It is not unusual to rent a mansion. In that case, you would rent from the specific owner of that unit.
The name mansion is taken from the French word “maison” – which means house or home. The use of French is meant to convey some luxury status, and a mansion in Sapporo may often be a little nicer than an “aparto.”
