Japan is friendly to foreign investment and it is relatively easy to buy property in Japan as a foreigner. For buyers than can pay the entire price of the property, a real estate agent can help you find an available property and complete the transaction. For buyers that will need a loan for Japanese real estate purchase, however, there are some challenges. If you pay the full price when you buy real estate in Japan, the Japanese can think of that as you investing in Japan. Whereas if you need a loan to help finance the deal, now you are asking Japan to invest in you. In that case, there is more to understand and you might need help with various stages of buying property here.

The good news is interest rates are very low and there are many programs offered by banks to help you complete your real estate goals. And depending on your status as a buyer or an investor, you’ll have different choices.

The first consideration is your status in terms of immigration. Are you visiting Hokkaido and looking to buy investment property or a second home here in Japan? Are you living here temporary for school or work? Or are you working in Hokkaido long-term, for a Japanese employer or self-employed)?

As a temporary or returning visitor, you’ll have fewer choices about how to borrow money to buy property in Japan. A student visa, for example, would be challenging, as that is a kind of temporary relationship with residency. A working visa would make things much easier. And – for example – a long-term status work history in Japan, being employed by a Japanese company, where you can show a consistent history of income in Japan, and a relationship with an existing bank, will make the process much easier.

There are some options to finance your purchase no matter what your status is, but long-term status with Japan increases your options for a real estate loan in Hokkaido.

You do not need to have a bank account in Japan to buy property in Hokkaido, but if you want to borrow money from a bank here in Japan, having an existing banking relationship will often make that easier. Most foreigners have very few options for opening a bank account when they first arrive in Japan. After six months of residency here in Japan, more options are available (although, even getting a credit card can be difficult at that stage). If you have been in Japan for a while, if you have a bank account with certain banks, the process of getting a mortgage for property in Hokkaido becomes easier. We know many of your options here and can make introductions.

Another example relates to your ability to speak Japanese. You not need to speak Japanese to borrow money for a real estate purchase, but speaking Japanese will increase your options. There are banks that both lend money to foreigners and offers some level of services in English. Other banks will lead to foreigners, but will not offer any information in English (you’ll need to speak Japanese or use the services of a translator). Like any loan, all of the documents need to be read and understood to complete the transaction. The bank needs to be confident you understand your financial commitments. This another way of seeing how while it is certainly to buy property without a history in Japan, speaking Japanese is another way of demonstrating a long-term commitment to owning real estate in Japan – which increases the opportunities available to you as the buyer.
