    Who is Eligible for a Hokkaido Mortgage?

    There are several factors that affect the possibilities for international buyers looking for a mortgage in Hokkaido. The primary criteria are: Where is the property located, where is the buyer located, what is the buyer’s visa status, what is the buyers working status, etc.

    As a temporary or returning visitor, you’ll have fewer choices about how to borrow money to buy property in Hokkaido. A student visa, for example, is specifically prohibited. A working visa would make things much easier (particularly if you work for a “listed,” or “publicly traded” Japanese company and they can help guarantee your loan). For example: An extensive work history in Japan, being employed by a major Japanese company, a consistent history of income in Japan, and a relationship with an existing bank, are all factors that will make the process much easier for a buyer.

    There are several options to finance your purchase even for buyers living outside of Japan, but long-term visa status is an example of factors that increase your options for real estate loans in Hokkaido.

    Japanese Language Requirement

    While you not need to speak Japanese to borrow money for a real estate purchase, speaking Japanese will increase your options.

    There are banks that lend money to non-residents and offer some level of services in English. Other banks will lend to foreigners, but will not offer any information in English (you’ll need to speak Japanese or use the services of a translator).

    With any loan, all of the documents need to be read and understood to complete the transaction. The bank needs to be confident you understand your financial commitments. While it is certainly possible to buy property without a history in Japan, familiarity with the culture will give you access to more lenders and increases the opportunities available to borrow toward your purchase.
