Loans for Real Estate in Hokkaido

Need a real estate loan? We make person-to-person introductions to local, English-speaking bankers, lenders, and mortgage brokers to help you buy property in Hokkaido.

Japan is friendly to foreign investment and it is relatively easy to buy property in Japan as a foreigner. For buyers than can pay the purchase price of the property in cash, a local Hokkaido real estate agent can help you find an available property and complete the transaction. However, for buyers that need a loan to purchase real estate in Hokkaido, there are some challenges.

As a Sapporo-based business, we know hundreds of local real estate professionals and can introduce you to lenders that can help you see if you qualify for a loan. As always, our service is free to you.

    Hokkaido Real Estate Loan Research

We contacted over 100 financial institutions and produced an original research report for our clients on the best real estate loan options for foreign buyers and investors. Our consultants surveyed dozens of banks, lenders, and mortgage brokers in Hokkaido, Japan (and in our client’s countries), conducted interviews, and complied loan data and details assessing the best loan possibilities for buyers that are not already permanent residents of Japan.

While it can be a little difficult:

Yes, it is possible to get a Hokkaido real estate loan as a foreign buyer.

We have several lenders we can refer you to. When you are ready to learn more, contact us.

Who is Eligible for a Hokkaido Mortgage?

There are several factors that affect the possibilities for international buyers looking for a mortgage in Hokkaido. The primary criteria are: Where is the property located, where is the buyer located, what is the buyer’s visa status, what is the buyers working status, etc.

These factors (and others) will determine which banks are interesting in working with you. Every bank has different criteria. We did the research, so you don’t have to. Contact us and we’ll make an introduction.

    Introductions to Lenders

Based on our in-house research, we have a database of pre-screened banks and lenders that provide financing for real estate – including loans for foreign buyers in Hokkaido.

We can talk about your goals, collect some basic information, and look for a match for you in our database. We’ll then make a person-to-person introduction and get your relationship started.

Visa/Residency Status for Home Loans in Hokkaido

The first consideration is your visa status. Are you visiting Hokkaido and looking to buy investment property or a second home here in Japan? Are you living here temporarily for school or work? Are you self-employed? Or are you working in Hokkaido long-term, for a Japanese employer? Your immigration status will effect your loan options.

(We can also make introductions to immigration lawyers in Hokkaido. Contact us to learn more.)

As a temporary or returning visitor, you’ll have fewer choices about how to borrow money to buy property in Hokkaido. A student visa, for example, is specifically prohibited. A working visa would make things much easier (particularly if you work for a “listed,” or “publicly traded” Japanese company and they can help guarantee your loan). For example: An extensive work history in Japan, being employed by a major Japanese company, a consistent history of income in Japan, and a relationship with an existing bank, are all factors that will make the process much easier for a buyer.

There are several options to finance your purchase even for buyers living outside of Japan, but long-term visa status is an example of factors that increase your options for real estate loans in Hokkaido.

    Japanese Language Requirement

While you not need to speak Japanese to borrow money for a real estate purchase, speaking Japanese will increase your options.

There are banks that lend money to non-residents and offer some level of services in English. Other banks will lend to foreigners, but will not offer any information in English (you’ll need to speak Japanese or use the services of a translator).

With any loan, all of the documents need to be read and understood to complete the transaction. The bank needs to be confident you understand your financial commitments. While it is certainly possible to buy property without a history in Japan, familiarity with the culture will give you access to more lenders and increases the opportunities available to borrow toward your purchase.
