Example #1: 3LDK Luxury Condominium for Sale in Downtown Sapporo

— Size: 75.26m²
— Floor: 23F (in a 28-story building)
— Year Built: 2023
— Price: 182,000,000 JPY
— Price per Square Meter: 2,418,283 JPY

This property is a good example of the most high-end condominiums available in Sapporo. This property is in a modern high-rise building, in one of the most central locations in Sapporo (between Odori Station and Susukino Station). Completed in 2023, this unit is newly built, with quality finishings, and will sell at a premium. It’s located on a high floor of the building, and likely has excellent views of downtown Sapporo. While the unit is a three-bedroom condominium, it is not particularly big (several of the units in this review are bigger); but it does have the highest price, and the highest price per square meter.

Notes on the property: This three-bedroom condominium for sale in Sapporo is very centrally located. While it has excellent access to transportation, nightlife, and shopping, it is located in a neighborhood with lots of tourists and visitors; it is noisy, and despite it’s high cost, it is not private. At over two million JPY per square meter, it is shockingly expensive, and will appeal only to a certain kind of buyer. This unit’s kitchen is relatively small. The rooms are not spacious, and the closets are small. Despite its high price, it might make a better vacation home than a full-time residence. In addition to the location, the view is the primary benefit. With extensive balconies on two of the four sides, this unit presumably has some of the best downtown views in Sapporo.

This is a Class A property in a Class A neighborhood (for its central location, not its exclusivity).


Example #2: 3LDK Luxury Condominium in Maruyama, Sapporo

— Size: 133.1m²
— Floor: 10F (in a 11-story building)
— Year Built: 2020
— Price: 180,000,000 JPY
— Price per Square Meter: 1,352,367 JPY

Here is another example of an expensive condominium unit; a three-bedroom condominium for sale in Maruyama, Sapporo. This property is the second-most expensive property in this review, and despite being by far the largest unit in this collection of Sapporo condos for sale, it has the second highest cost per square meter. Relatively newly built in 2020, located on the upper floor, and just three to five minutes from Maruyama Koen Station, the building has some strong selling points. It is also located just two to four minutes from Maruyama Park to the west, and Maruyama Station to the south (with a a nice grocery store located inside that station).

Notes on the property: This property is one of three examples of condominiums in Sapporo selling for over 100,000,000 JPY. While the downtown Sapporo condo (see Example #1) is more expensive, this unit is arguably better, in several ways. For example, it’s much bigger; larger overall, with bigger rooms, including a master bedroom suite, and much more storage throughout the unit. It also has one of the nicest kitchens in this collection of condos. While it is not in downtown Sapporo, it is only a short walk from the Maruyama Koen Station, with quick access to the best Sapporo shopping downtown (less than 15 minutes, total, including the walk) via the Tozai line. While the building is located on a somewhat busy street, the neighborhood is much more quiet than living downtown, more neighborhood-like. Despite its attractive qualities, the unit is very expensive, with a very high cost per square meter. At five years old, it barely qualifies as “new” any longer. This unit would still be considered nearly the highest level of quality in Sapporo, and it is interesting to compare this unit to equivalent examples of condos for sale in Tokyo or Osaka.

This is a Class A property in a Class A or B neighborhood.


Example #3: 3LDK Luxury Condominium for Sale in Sapporo

— Size: 109.33m²
— Floor: 34F (in a 40-story building)
— Year Built: 2007
— Price: 105,000,000 JPY
— Price per Square Meter: 960,395 JPY

This property is a 3LDK luxury condominium, in a very nice high-rise built in 2007. The location is on the east side of central Chuo-ku, just to the east of Soseigawa Park. Located on the 34th floor, the unit provides expansive views of downtown and the surrounding landscape. The building has an upscale, off-street entrance, with staff managing the front desk. The complex includes a large, separate parking structure. At almost 20 years old, it is older than some of the other high-priced condos in Sapporo, but is still selling for over 100,000,000 JPY, with a price per square meter that is well above average for the condos in this review.

Notes on the property: This condominium for sale in Sapporo is very central. It is located just outside of the busiest downtown area; that makes this location quieter, and easier/faster to get out of the city, including faster access to the New Chitose Airport by car. The unit is a very convenient two-minute walk to the Tozai subway line (and only one stop away from Odori Station). The Tokou Store Sapporo Factory super market and the Sapporo Factory Mall are also a short walk away. Both Soseigawa Park and Odori Park are nearby. Downtown shopping near Odori Station is also within walking distance. The hotel-like amenities make this one of the nicest condominiums in Hokkaido (outside of the most expensive Niseko condominiums), and can provide a lifestyle that approximates the luxury condominiums in neighborhoods in larger cities in Japan or abroad. The neighborhood is comfortable, but simple, and not as upscale as some of the premiere downtown condominiums.

This is a Class A condominium in a Class B neighborhood.


Example #4: 3LDK Condominium for Sale in Chuo-Ku, Sapporo

— Property Category: 3LDK condominium for sale in Chuo-ku, Sapporo
— Size: 72.44m²
— Floor: 9F (in a 14-story building)
— Year Built: 2017
— Price: 54,000,000 JPY
— Price per Square Meter: 745,445 JPY

This 3LDK condominium for sale in Chuo-ku, Sapporo, provides another example of the price-to-value available with mansions in Sapporo. This unit happens to be in the same neighborhood as Example #3 in this review, but at a much lower purchase price, and a lower price per square meter. This is another 3LDK Sapporo condo, but at 72.44m², it is smaller than the higher-priced Sapporo condos featured above. Located on the 9th floor, the unit likely offers nice city views of Sapporo (perhaps looking down on Soseigawa Park). The building was built in 2017, and depending on if it has been updated, the unit may offer contemporary fixtures.

Notes on the property: This is a very central Sapporo condo, with good access to transportation and local shopping. The location is just a seven-minute minute walk to Bus Center Mae Station (on the Tozai Line), which is then just one stop away from downtown Odori Station. The unit is also only a 12-minute walk to Sapporo Station through Soseigawa Park (that station could provide express train access via JR Line to New Chitose Airport). Located on a busy street near Soseigawa-dori Avenue, the neighborhood is a little noisy, without having the benefits of being perfectly downtown. Some amenities are within walking distance, including the Sapporo Factory shopping mall, the Tokou Store Sapporo Factory grocery store, and the eastern portion of Odori Park (near the Sapporo TV Tower). Bus Center Mae Station offers very direct access to the heart of downtown, with an easy transfer to the Namboku Line, or out to the Maruyama neighborhood.

This is a Class A or B Condominium in a Class B neighborhood.

Example #5: 2LDK Condominium as a Rental Investment in Sapporo

— Size: 53.69m²
— Floor: 2F (in a 26-story building)
— Year Built: 2017
— Price: 42,500,000 JPY
— Rental yield: 3.52% (this is a rental property)
— Price per Square Meter: 791,581 JPY

This is a 2LDK condominium for sale as a rental property in Sapporo (sold as “tenant occupied”). Compared to the previous listings for condos in Sapporo in this review, at only 53.69m² of livable space, this is a much smaller unit. Located on the 2nd floor, the unit likely has limited views. Also built in 2017, the building is relatively new. The location is not perfectly downtown, but is still in a very central part of Chuo-ku, Sapporo.

Notes on the property: This is another very centrally located Sapporo condo. Nishi Juitchome Station (on the Tozai line, providing easy access to Odori Station) is a four minute walk from the unit. Located on a busy street called Ishiyama-dori, the neighborhood is a little noisy. The western blocks of Odori Park are also just three minutes away (to the north), and the entrance to the Hokkaido Botanical Gardens is only a 10-minute walk away. The Tozai Line from Nishi Juitchome Station offers very direct access (just one stop away from Odori Station) to the heart of downtown. Heading west, the Maruyama neighborhood is two stops away (and would provide easy access to an excellent super market in the Maruyama Classe building located at that station). Despite being smaller and on a less desirable floor, the asking price makes the cost per square meter higher than #4 Example in this review (Example #4 looks to be a better value).

This is a Class A condominium in a Class B neighborhood.


Example #6: 3LDK Condominium in Shiroishi, Sapporo

— Size: 80.54m²
— Floor: 2F (in a 10-story building)
— Year Built: 2012
— Price: 40,900,000 JPY
— Price per Square Meter: 507,822 JPY

Here is another Sapporo 3LDK condominium; this one is a three-bedroom condominium for sale in Shiroishi-ku, providing an example that is not located in the more central Kita-ku or Chuo-ku wards. This unit was built in 2012, is about average size for the sample of condos for sale in this review, but is much less expensive while still being relatively high quality. It is on the second floor, so the view would be modest. Its location in Shiroishi-ku makes it less central, although it is less than 10 minutes to the nearest subway station (Kikusui Station), and then just two stops from downtown Sapporo’s Odori Station (about 15 minutes, total, including the walk).

Notes on the property: This property provides an interesting comparison to show that by selecting a condominium in Sapporo outside of the most central locations, you can significantly reduce the budget required for purchase. This unit was built in 2012, is relatively new, and is available at a much lower purchase price, with the 3rd best price per square meter in this review. At just 15 minutes from downtown (including a short walk), this kind of unit may appeal to a buyer focused on value.

This is a Class B condominium in a Class C neighborhood.


Example #7: 2LDK Chuo-Ku Condominium for Sale in Minami-Ku, Sapporo

— Property Category: 2LDK condominium for sale in Sapporo
— Size: 83.09m²
— Floor: 2F (in a 7-story building)
— Year Built: 2008
— Price: 23,600,000 JPY
— Price per Square Meter: 284,029 JPY

This property is a condo for sale in Minami-ku, Sapporo; providing an example at a much lower price-point, as well as showcasing an opportunity in a neighborhood that is less central, but much more affordable. Even with only two bedrooms, this condominium is bigger than many of the 3LDK Sapporo units in this review (it has a very big living room). The unit is on the 2nd floor, so views would be modest. This unit is not located near any train/subway lines, but public transportation by bus to the city center at Odori Station would take 25-35 minutes (including a seven minute walk to the bus stop). This building does have a large parking lot, and this unit may be better suited for an owner with a car.

Notes on the investment: This two-bedroom condo for sale in Sapporo is located in Minami-ku, to the south of Chuo-ku’s Maruyama neighborhood. The building is very close to the mountain, which gives the neighborhood a much more “natural” feel than any other listing in this review. The building is not new, but looks to be of sufficient quality. At only 23,000,000 JPY, this is the second-lowest purchase price in this review – a unit like this may make owning a condo in Sapporo more accessible for many buyers (particularly if this is to be a vacation home in Sapporo). Being in Minami-ku, it is closer to skiing than most of the properties listed in this review. Local ski resorts like Moiwayama Ski area and Bankei Ski area are very close to the unit (13 minutes and 20 minutes, respectively). For buyers that have a car and want access to Niseko skiing (without paying Niseko property prices), it could be an attractive location (Niseko is still 1 hour and 45 minutes away, but this property is 20 to 40 minutes closer to Niseko and Rusutsu than the vast majority of Sapporo neighborhoods).

This is a Class B Property in a Class B or Class C neighborhood.


Example #8: 2LDK Chuo-Ku Condominium for Sale as a Rental Unit in Sapporo

— Property Category: 2LDK condominium for sale in Sapporo
— Size: 58.32m²
— Floor: 5F (in a 9-story building)
— Year Built: 1984
— Price: 16,000,000 JPY
— Rental yield: 5.63% (this is a rental property)
— Price per Square Meter: 294,865 JPY

This Sapporo 2LDK condominium is a much older unit, sold as an investment rental property. The building was built in 1984. The unit is 58.32m², the second smallest unit in this review. It has the lowest cost per square meter. The building is older, but is in a central part of Sapporo, with excellent transportation options. As a rental unit, it provides a moderate rental yield at 5.63% (see our article about rental income properties in Kita-ku, Sapporo for some suitable comparisons).

Notes on the property: This is an older building, with some outdated styling (which is actually completely typical for Sapporo architecture). The location is directly across from the Nishijuhatchome Station – approximately a one-minute walk (very convenient, and an excellent selling point for occupants or renters during the snowy, cold winter months); tenants could be at Odori station in 10 minutes, door to door. While the unit is relatively small, it is currently rented at 75,000 JPY, which is relatively high rent given the age of the unit. The excellent location would almost guarantee it would be easy to keep the unit occupied (at or above average rents). While the unit isn’t currently used as a residence, the price and condition provide a nice comparison to the more high-end Sapporo condominiums in this review.

This is a Class C condominium in a Class B neighborhood.

 

How Much are Condominiums in Sapporo?

Buyers looking for available condominiums for sale often begin with the same question: how much does it cost to buy a condominium in Sapporo? The answer to that question always depends on the location of the property, the size of the unit (1LDK condo, 2LDK mansion, 3LDK condominium with parking), the age of construction, the quality of construction, etc.

To give the buyer some examples for condo prices in Sapporo, we have reviewed these specific Sapporo condominiums for sale. While there are some obvious differences in the size of the units, the age of construction, and the quality of each condo, we chose mostly central properties, none of them too new (which would raise the price considerably), nor too old. These examples provide some exact purchase prices for potential Sapporo condo buyers to consider, and provide some idea as to the lifestyle each of the homes may offer.

There are both more- and less-expensive condominiums in Sapporo, but these examples can begin to set some expectations and to educate potential buyers about mansions for sale in Hokkaido. These examples may help to prepare condominium buyers for what they might see when they work with a local broker to buy a home, a vacation home, or perhaps to buy a rental property in Sapporo.

Websites That List Condominiums for Sale in Hokkaido

There are many websites that list condos in Sapporo for sale. We publish a list of websites that list property for sale in Japan. Separately, some local real estate companies in Sapporo list individual Sapporo mansions for sale (often when they represent the seller). The government website REINS (the database of Japanese properties for sale operated by the Japanese government) is also a good resource for property for sale in Sapporo (REINS listings can only be accessed by licensed real estate agents in Japan).

While it is relatively easy for the average buyer to find online listings for condominiums in Sapporo, those listings are almost always in Japanese. It is also true that for-profit real estate listing websites in Japan are very incomplete – they only show properties when agents pay to include those listings.

An ideal strategy to find the best condominiums for sale in Sapporo is to work with a local agent. Local Hokkaido real estate agents can listen to what you want, and then search public real estate portal sites and REINS, and present you with the best opportunities. They can show you good deals, give you advice about the best neighborhoods in Sapporo, as well as provide guidance on what not to buy (which may be even more important).
